  • WHERE IS YOUR OFFICE?

  • HOW MANY YEARS HAVE YOU BEEN IN BUSINESS?

Oakvale officially opened in 2015….but we’ve been renovating homes in Buffalo since 2010!

  • WHAT AREAS DO YOU WORK IN?

Our projects are located in and around Buffalo, NY. We’ll work in any location within Erie County

  • ARE YOU FULLY LICENSED AND INSURED?

Yes. We hold fully adequate general liability insurance and worker’s compensation. We are also licensed in the City of Buffalo. All paperwork will be made available to you prior to starting work.

  • HOW BIG IS YOUR TEAM?

We have 8 dedicated Oakvale Team Members. In addition, we partner with highly skilled subcontractors to deliver impeccable results. We sub out much of the “rough-ins” but just about all “finish work” is completed in-house by our highly-skilled carpenters.

  • WHAT IS YOUR TYPICAL PROJECT SIZE?

We specialize in large renovation projects. Our projects range in size from large Primary Bathroom/ Bedroom Renovations to large Two-Story Additions. Our most common projects are large kitchen/ first floor renovations. We are also starting to take on New Construction/ Custom Home projects!

  • HOW DO YOU PRICE YOUR PROJECTS?

There are many variables that influence the total cost of a project. Our project price is determined by adding two figures:

  1. Oakvale Materials & Labor

  2. Client Allowances

The “Oakvale Materials & Labor” can be thought of as “Fixed Cost”. This is the cost of our labor, materials, and subcontractors. The materials included in this figure include lumber, drywall, paint, screws, nails, and any other items specifically indicated in your scope of work/ proposal.

The “Client Allowances” section is best thought of as your “Shopping List”. This is the list of items that you have complete control over! We are a 100% custom remodeler... That means that your selections can come from virtually any vendor!

We’ll provide a list of required “Selections” along with an estimated Allowance. The Allowance is just a placeholder to help us keep a budget. As we make selections, we can certainly spend above or below given allowances….its all up to you!

Examples of Allowances include Cabinets, countertops, tile, hardware, electrical fixtures, plumbing fixtures, custom built-ins, hardwood flooring, etc.

  • DO YOU OFFER FREE ESTIMATES?

    Yes! We are willing to provide a free estimated price range from construction drawings and/ or a general scope/ size of the project. This estimate is based on past experience with similar projects, breadth, and complexity of the plans, current material/ labor prices, etc. The goal of the estimate is to ensure that we are in the same general ballpark regarding the overall project cost/ budget. It's important to note that an estimate is not a fixed price and is in no way final.
    The estimate helps us to gauge the general price range so that we can confirm that Oakvale is the right fit moving forward. If the estimate looks agreeable to your budget, the next step is a proposal! (See Below)

  • WHAT IS A “PROPOSAL”? HOW IS IT DIFFERENT FROM AN ESTIMATE?

    Should the estimated budget be within your price range, we would then move on to the proposal. At this point, we would schedule a site visit and dig into the project in great detail. We'll investigate caveats to the site, discuss specifics of the plan, and start to identify the finish level and general material estimates. The key deliverable is a highly detailed proposal that includes a firm price for the project.

    This price includes a flexible list of Allowances. Allowances or "Selections" are items that you will choose before/ during the project. This includes cabinetry, plumbing fixtures, windows, electrical fixtures, etc. The Allowances are a general starting point. It is very common to spend more/ less than each designated allowance for each selection. It just helps us get to an overall project cost. The price for a detailed proposal depends on the scope of the project. We will discuss the proposal price before getting started

  • WHERE DO WE BUY MATERIALS? CAN WE SHOP ANYWHERE?

    Yes! Oakvale is a completely custom remodeling company. You are free to purchase your finish materials from any vendor you choose. That being said, we have grown to love working with several local vendors in the Buffalo area! Along with your proposal, you'll receive a full list of our preferred vendors. This list includes options for design services, cabinetry, countertops, plumbing fixtures, electrical fixtures, flooring, and more!

  • HOW MUCH DO PROJECTS TYPICALLY COST?

Every project is different in many ways. Every project has unique variables that will influence the final price. That being said, below are average project prices for some more “typical” projects (averages below include Client Allowances)

  • Master Bathroom/ Bedroom Renovation - $75,000 - $110,000

  • Kitchen/ General Interior - $95,000 - $155,000

  • Addition - $245,000 - $445,000

  • New Construction - Varies! - New Construction prices can vary widely given scope, finish level, design aesthetic, etc. Generally speaking, New Construction prices range from ~$350-$650 per SF.
